DESCRIPTION

Reposition of an existing office space to demise into 3 separate tenant suites and convert each suite into a turn-key half office space/half spec lab for prospective future tenants. Included a complete gut of the existing interior back to the building’s shell condition, relocation of the existing restroom core, new underground domestic and lab waste systems, new structural framing, complete removal of existing mechanical system and replacement with new units, exhaust fans and boiler, installation of centralized CDA and Vacuum systems and supporting process piping to serve tenant spaces, new roof and roof screen, and installation of a 500KW standby generator with CMU mechanical/trash enclosure. The project also included new finishes throughout offices and labs and new site work and landscaping throughout property.
